2.1 Introduction to the Grid: The Heart of the System

In Ayrton, the Grid (or Calendar) is considered the heart of the platform. This is where you’ll spend most of your time carrying out essential tasks such as:

· Adjusting rates

· Creating promotions

· Monitoring and controlling reservations

Once your listings are connected to Ayrton, they all follow a single centralized calendar — the Grid. This means that, regardless of the platform (Airbnb, Booking, direct website, etc.), everything is managed in one place.

· Intuitive and user-friendly interface

· View all connected OTAs in one screen

· Prevents overbooking and duplicate reservations

· Quick changes in just a few clicks

2.2 Rates – Full Calendar Control in the Grid

The Rates menu in the Grid is where you manage the most important daily adjustments. It allows you to change nightly prices, set minimum stays, control availability, and configure whether check-ins or check-outs are allowed on certain dates.

Features of the Rates Menu

· Change nightly price

· Set minimum stay

· Open or close availability

· Block check-in or check-out dates

Rates > Price

Allows you to adjust nightly rates for selected dates.

How to configure:

1. Select the date(s).

2. Go to Rates > Price.

3. Enter the new nightly price.

4. Click Save.

Rates > Minimum Stay

Defines the minimum number of nights required for a reservation.

Examples:

· 2 nights minimum on weekends

· 5 nights minimum on New Year’s Eve

· 1 night minimum during low demand

Rates > Availability

Controls whether the property is open or closed for reservations on specific dates.

Examples:

· Close unit for maintenance

· Open for last-minute sales

· Block for non-operational periods

Rates > Block for Check-in or Check-out

Controls if guests can arrive (check-in) or depart (check-out) on selected dates.

• Block for check-in = arrivals not allowed.
• Block for check-out = departures not allowed.

Grid Visual Icons

· || → Listing closed for reservations

· Moon + number → minimum stay (no moon = 1 night)

· ↓ → check-in blocked

· ↑ → check-out blocked

2.3 Promotions – Creating Strategic Offers

The Promotions tool allows you to create offers, apply discounts, and increase bookings directly from the Grid.

· Booking.com

· Airbnb

Decolar coming soon. Expedia not yet supported.

How to Create Promotions

5. In the Grid, select a date and open the Promotions tab.

6. Enter the promotion name (shown in the Grid).

7. Set a percentage discount (e.g., -10%).

8. Optionally, set length-of-stay discounts (e.g., -5% for 3 nights).

9. Customize color and apply to other properties.

10. Promotion will appear highlighted in the Grid. To delete, click the banner.

2.4 Reservations – Manual Bookings

The Reservations menu lets you create manual bookings, ideal for direct requests (phone, WhatsApp, walk-in) or internal holds.

How to Create a Manual Reservation

11. Go to Reservations > New.

12. Fill in: guest name, number of guests, (optional) company, price.

13. Save → booking appears in the Grid.

Calendar Blocks

If allowed, owners with permission can create blocks directly in the Grid.

Blocks behave like reservations but are internal and prevent bookings for the selected period.

Bulk Editing

The Bulk Edit tool allows mass changes across units or dates quickly and consistently.

Fixed-Price Package with Variable Stay (Step-Ladder Model)

This model is useful for high-demand dates (New Year’s, Carnival, holidays). You sell a fixed-value package regardless of number of nights, e.g., R$5,000 for 1–7 nights.

Discount Formula: Discount (%) = 1 – (1 ÷ nights)
